# A plan for your land | Balcones Apiary Co.

Operated by Tempered Technologies LLC, 8 The Green STE B, Dover, DE 19901.

Managed hive placement for your land

Start with county, gross acreage, known eligible area, current valuation, prior use, preferred timing and your situation. Unknown facts remain open. Balcones recommends a preliminary route before contact, then evaluates district and site requirements, seeks managed-placement options and replies by email with feasibility, scope and proposed written terms.

No automatic homesite deduction, exact colony count from unconfirmed rules or guaranteed placement date. The district decides valuation. A request is not an order.

County context / preliminary guidance

Local rules.A tract-specific answer.

The appraisal district sets colony intensity and decides valuation. We use these public accounts to frame the review, then confirm the current standard for your land.

Travis County

Commercially reported: 6 colonies on the first 5 acres, plus 1 per additional 2 acres; at least 7 months on site. Rounding and current requirements need district confirmation.

Timber Creek Bees, Travis County (commercial account) (https://www.timbercreekbees.com/ag-exemption/travis-county)

Balcones will confirm eligible acreage, intensity, rounding, duration and required records.

Use Travis in my tract plan (/?county=travis#sheet)

Williamson County

Secondary accounts conflict: Timber Creek Bees reports 6 colonies on 5 acres plus 1 per additional 2 acres; Texas Land Tax reports 1 per additional 2.5 acres. Neither establishes the current district rule or fractional-acre rounding.

Texas Land Tax alternative account, reviewed August 2026 (https://texaslandtax.com/county/williamson/)

Balcones will confirm eligible acreage, intensity, rounding, duration and required records.

Use Williamson in my tract plan (/?county=williamson#sheet)

Hays County

Commercially reported: 6 colonies on 5 acres plus 1 per additional 1.5 acres, with full-calendar-year presence. Eligible acreage, rounding and duration need district confirmation.

Timber Creek Bees, Hays County (commercial account) (https://www.timbercreekbees.com/ag-exemption/hays-county)

Balcones will confirm eligible acreage, intensity, rounding, duration and required records.

Use Hays in my tract plan (/?county=hays#sheet)

Collin County

We will confirm current Collin rules and evaluate placement coverage. No exact count is inferred.

Balcones will confirm eligible acreage, intensity, rounding, duration and required records. Coverage and placement options will also be evaluated.

Use Collin in my tract plan (/?county=collin#sheet)

Denton County

We will confirm current Denton rules and evaluate placement coverage. No exact count is inferred.

Balcones will confirm eligible acreage, intensity, rounding, duration and required records. Coverage and placement options will also be evaluated.

Use Denton in my tract plan (/?county=denton#sheet)

Gross land is not qualifying area

Beekeeping valuation is associated with a 5–20 acre qualifying-use range. A house does not establish a one-acre deduction. Larger-tract and subarea treatment need district confirmation, not an automatic carve-out.

The tax year / continuity first

The history matters as much as the hives.

Current valuation, prior qualifying use and a requested change date are three different facts.

Maintain or switch an existing use

An ending hay lease calls for continuity review, not an automatic new-history waiting period. Balcones will compare the end with preferred placement and seek district guidance on notice, application and any gap.

Keep unknown history open

Market value today does not prove there is no qualifying history. We review the district record and your evidence before recommending an existing-history application or managed use that builds history. There is no promise of immediate savings.

Five of seven years

The 1-d-1 framework uses qualifying agricultural use in five of the preceding seven years. The district confirms the history route and partial-year treatment. An incomplete history does not support a precise eligibility year.

Dates to verify

WCAD publishes a January 1–April 30 application window. A commercial Travis account reports a February 1 annual survey; a commercial Hays account reports full-calendar-year colony presence. Balcones will confirm the applicable year's requirements before proposing timing.

Acknowledge the records gap

Keep the photos, leases and correspondence you have. We inventory that evidence and seek district guidance on missing records. Future logs start with actual service. No past inspection is invented or backdated, and a request receipt does not repair a gap.

Service / land, colonies, records

A managed yard.A usable district file.

One engagement to organize placement, colony care and the documentation your tract needs.

Illustration only, not a site plan or evidence of installed colonies.

First, a tract-specific proposal

Balcones reviews your use and history, confirms district requirements, evaluates site access and seeks placement options. We progress feasibility, scope and written commercial terms using the facts you have already supplied.

Agree the service responsibilities

The proposal addresses location, access, water, clearance, on-site duration, inspection frequency, feeding and treatment, colony-loss replacements, travel and a written price. Applicable Beekeeper Registration and required credentials or insurance are confirmed for the eventual provider before agreement.

TAIS: Beekeeper Registration replaced apiary registration (https://txbeeinspection.tamu.edu/public/agricultural-exemption/). The former intrastate permit is no longer offered; an interstate permit is not its replacement.

The proposed district file

PROPOSED STRUCTURE / NOT COMPLETED RECORDS

Tract summary. County, parcel, gross land, stated eligible area, use and history.

Agreed site map. Yard, access, water and clearance, after review.

Dated evidence. Actual inspection records, colony counts, photo index and replacements.

Agreement summary. Parties, acreage, duration and responsibilities.

Filing notes. Applicable forms, evidence, dates and open district questions.

The owner files with support. The appraisal district decides valuation.

What happens today

Your request is recorded with a reference number. Balcones Apiary Co. evaluates district rules, eligible area, use history and site needs, seeks managed-placement options and replies by email to the address you leave with feasibility, proposed scope and written terms for placement, care and documentation. Nothing is ordered or committed until you agree written terms. Contact details are kept apart from the requirement, while we correspond or do business and for 24 months after, so a later request picks up where it left off; ask us to delete them at any time.
